We offer our accommodations in an atmosphere of respect, trust, and hospitality. We are happy to welcome families, groups of friends, and colleagues who value peace and quiet, comfort, and a pleasant, harmonious environment.
By making a reservation, the renter expressly agrees to the general terms and conditions, rental terms, and house rules set forth below. We kindly ask that you read these carefully before making a reservation. The general terms and conditions must also be communicated to all guests included in the reservation.
General 1.1. By making a reservation, the renter and fellow guests agree to these rental terms and house rules. 1.2. The renter must be at least 18 years old and is responsible for the conduct of all fellow guests throughout the entire rental period. 1.3. The landlord reserves the right to refuse a reservation if there is any doubt regarding compliance with these terms and conditions.
Number of Guests 2.1. The maximum number of guests permitted in the vacation home is eight (8). Children under the age of 3 are not counted as adults but must be reported. 2.2. Visits by third parties (persons not included in the reservation) are permitted only with the landlord’s prior written consent. 2.3. Parties, events, or gatherings that exceed the permitted number of people are expressly prohibited.
Arrival and Departure 3.1. Check-in is available starting at 4:00 p.m. 3.2. Check-out is no later than 10:00 a.m. 3.3. Exceptions to these times are only possible after prior consultation with the landlord.
Pets 4.1. Pets are not allowed in the vacation rental. 4.2. In the event of a violation of this rule, the landlord reserves the right to terminate the lease agreement early and to charge additional cleaning fees.
Smoking, Open Flames, and Safety 5.1. Smoking is not permitted in the vacation home. 5.2. The use of candles, fire pits, open flames, and barbecues indoors is prohibited. 5.3. The home is equipped with smoke detectors and fire extinguishers. These may not be removed or disabled.
Cleanliness and Care 6.1. The tenant is expected to use the property with care and keep it clean. 6.2. Upon departure, the property must be left in good condition: – Dishes washed – Trash removed, with glass, paper, and plastic sorted. – Furniture returned to its original location. 6.3. Damage, defects, or loss of furnishings must be reported to the landlord immediately.
Disturbances and Neighbors 7.1. The vacation home is located in a quiet residential neighborhood. We do not want to cause any disturbance to our neighbors 7.2. Between 10:00 p.m. and 7:00 a.m., there is a quiet hours period during which silence must be observed. 7.3. In the event of complaints regarding disturbances or misconduct, the rental agreement may be terminated immediately, without the right to a refund.
Cancellation 8.1. The renter may cancel the reservation by emailing info@bellerose-brugge.be. The following cancellation terms apply: Up to 30 days before arrival: 25% of the total rental amount will be charged. Between 30 and 15 days before arrival: 50% of the total rental amount will be charged. 14 days or less before arrival: 100% of the rental amount is due. 8.2. In the event of a no-show or early departure, the full amount remains due. 8.3. The date of receipt of the cancellation email serves as the official cancellation date. 8.4. We do not offer refunds due to weather conditions, force majeure, illness, or other personal circumstances. 8.5. The renter is personally responsible for purchasing cancellation insurance from a recognized insurer.
Liability 9.1. The landlord is not liable for accidents, loss, theft, or damage to the personal property of the tenant or fellow guests during the stay. 9.2. Use of the property and its facilities is entirely at your own risk. 9.3 The landlord cannot accept any responsibility for construction work in the vicinity that may cause noise disturbances.
Governing Law 10.1. This lease agreement is governed by Belgian law. 10.2. Any disputes shall be submitted to the competent court of the judicial district in which the vacation home is located.
Security Deposit No security deposit is required. However, in the event of damage or gross negligence, the landlord reserves the right to recover costs from the tenant and to charge the credit card used at the time of booking.
Payment:
A deposit of 50% of the rental price is paid by credit card via the payment provider Mollie 30 days before arrival. The remaining balance is paid on the day of arrival.
The renter is not required to pay a security deposit. However, the renter and fellow guests are liable for any breakage or damage caused during the stay. It is important that the renter report any damage noticed upon arrival to us.
If damage is still found after checkout during the cleaning inspection, we reserve the right to request a reasonable amount in compensation.
This also applies in cases of extreme negligence on the part of the renter in failing to leave the house in a clean and tidy condition.
Additional cleaning hours will then be charged at 45 euros per hour.
By making a reservation, the renter agrees that the landlord may charge the amounts due to the credit card.
